Common Items That Cause Bond Deductions in Perth
Based on our experience across hundreds of Perth exit cleans, these are the areas most frequently flagged by property managers:
- Oven grease — the number one cause of bond deductions. Budget extra time here.
- Shower screen soap scum — requires a dedicated glass cleaner or acid-based solution.
- Blind slats — each slat needs to be wiped individually. Often skipped by DIYers.
- Skirting boards — particularly behind furniture where dust accumulates.
- Rangehood filters — grease builds up invisibly and is always checked.
- Wardrobe tracks — dust and debris collect in the bottom tracks.
- Carpet stains — even small ones can trigger a professional cleaning requirement.
Do I Have to Professionally Clean in Western Australia?
The Residential Tenancies Act 1987 (WA) does not require you to hire a professional cleaner — but it does require you to return the property in a "reasonable state of cleanliness" consistent with the ingoing condition. Many lease agreements go further and specifically require professional carpet steam cleaning, and some require professional cleaning throughout.
Check your lease carefully. If carpet steam cleaning is stipulated, you'll need to provide a receipt — and most property managers will ask for one from a licensed operator.
