Many Perth tenants focus their bond clean on the interior of the property and leave outdoor areas as an afterthought. But property managers check every part of the property — and an untidy backyard or grimy balcony can cost you just as much as a dirty oven.
Backyard and Garden
The garden doesn't need to be immaculate, but it needs to be in a reasonable condition consistent with how it was described in the ingoing report. Property managers check:
- Lawns mowed and edged
- Garden beds free of excessive weeds
- Leaves and debris cleared from paths and garden areas
- No rubbish or personal items left behind
- Garden hose and fittings still present if listed in the ingoing report
Alfresco and Outdoor Entertaining
- Floor swept and pressure-washed or scrubbed if stained
- Outdoor ceiling fans dusted if present
- BBQ area cleaned — grill plates, surrounding surfaces
- Outdoor light fittings wiped
- Shade sail or pergola structure free of significant cobwebs and debris
Balcony (Apartments and Townhouses)
- Floor swept and mopped or hosed
- Glass balustrade or railing cleaned — no water marks or fingerprints
- Any built-in storage wiped out
- Outdoor power points wiped
Garage
- Floor swept — oil stains treated where possible
- Walls wiped for dust and marks
- Garage door cleaned inside and out
- Remote controls left (and working)
- Any shelving wiped down
The Clothesline
Small but checked — wipe the clothesline arms and line with a damp cloth. It sounds minor but property managers do look.
Professional Coverage
When getting a bond clean quote, confirm which outdoor areas are included. Standard bond clean quotes typically include alfresco and balcony. Garage, backyard, and garden are usually add-ons — confirm in writing so there's no confusion on the day.
